We have for 30 years.
Plenty of sealers work fine in the valley and fail at 6,000 feet. We use OverKote asphalt sealer, manufactured by Rayguard in Sacramento, and we’ve used it on Truckee and Tahoe pavement for over three decades because nothing else we’ve tested holds up better in this climate.
That’s not a supplier relationship, it’s a field test that’s been running since the early nineties, on the same driveways and lots we come back to every few years.
Why it matters up here
What a sealcoat
actually does.

Blocks water
Snowmelt that soaks into unsealed asphalt freezes overnight and pries it apart from the inside. The sealcoat keeps water on the surface, where it evaporates instead of destroying.

Takes the UV hit
High-altitude sun oxidizes asphalt binder, turning it gray and brittle. The sealcoat oxidizes instead. It’s the sacrificial layer you replace every few years so the pavement underneath stays flexible.

Shrugs off plows & chains
Plow blades and tire chains scrape any surface. A maintained sealcoat means they wear the coating, not the asphalt, and coating is cheap to renew.

Doubles pavement life
Sealed on schedule (every two to four years up here) asphalt lasts roughly twice as long before it needs replacement. It’s the best return on a pavement dollar in mountain country.
The Sierra seal cycle — snow, plows, and altitude UV strip a coat faster up here than in the valley.
