No Pavement Works Harder Than Resort Pavement
A ski area parking lot lives the hardest life in the industry. It sits at elevation, gets buried and plowed all winter, carries chained-up traffic in storms, and then handles peak crowds on the busiest days of the year. Access roads, day lots, employee lots, and lodge frontage all take the same beating. Donner Summit country sees around 400 inches of snow a year, and every inch of it gets pushed across pavement by heavy equipment.
Summer is when that pavement gets put back together. The same June through September window that limits everyone at this elevation is also your operational off-season, which makes the scheduling logic simple: assess in spring, work in summer, ready by first storm.
What Summer Work Looks Like
Crack sealing carries the most weight for resort pavement. Big lots develop long working cracks, and each one feeds snowmelt into the base for six months a year. Hot rubberized sealant before winter is the difference between lots that hold together and lots that alligator. Sealcoating restores the wearing surface that plows and chains stripped, and protects against the intense UV at 6,000 to 7,000 feet.
Striping is the finish. Day lots need clear, efficient stall layouts to move peak-day volume, and accessible stalls need to meet current ADA and California standards, with signage that stays visible above snow. We lay out and stripe to current code as part of the work.
Working Around a Mountain Operation
Resorts do not go quiet in summer anymore. Bike operations, events, weddings, and construction traffic all use the same lots we need to seal. We phase work by lot and by section, coordinate with your mountain operations calendar, and keep access open for whatever your summer business needs. Large properties often split work across seasons on a planned rotation, which also levels the budget.

Employee Lots and Shuttle Zones Wear Differently
Day lots get the attention, but they are not the hardest-used pavement on the hill. Shuttle zones and bus loops take heavy vehicles making the same tight turns all day, every day, and turning movements grind sealcoat off faster than straight travel does. Employee lots fill before dawn and sit under parked cars and stacked snow for months at a stretch.
Those areas earn their own line in the maintenance plan. Shuttle loops usually need resealing more often than the stalls around them, and employee lots need drainage attention because snow gets stacked there first and melts there last.
