Sealcoating basics & timing
What exactly is sealcoating?
Sealcoating is a protective coating applied over existing asphalt. It is not new pavement. Think of it like stain on a deck. The coating seals the surface against water, sun, and oxidation, the things that turn asphalt gray and brittle. It also gives the lot a uniform black finish. Up here, water is the real enemy. Every drop that soaks into asphalt freezes at night for a good chunk of the year, and that expansion breaks pavement apart from the inside. A good seal keeps most of that water on the surface where it can drain off. We have been doing this work in Truckee and North Lake Tahoe since 1965, and it remains the cheapest way to stretch the life of asphalt.
How often should asphalt be sealed at Tahoe elevations?
Every 2 to 4 years is the honest range for most pavement up here. Heavy plowing, winter sand, and strong sun at 6,000 feet wear a seal coat faster than it wears down in the valley. A steep driveway that gets plowed all winter lands on the short end of that range. A flat, lightly used lot can stretch toward 4 years. The pavement tells you. When the surface goes gray and you can see aggregate standing proud, it is time. Waiting an extra season will not ruin anything, but waiting five or six years usually means a lot more cracking to deal with. If you are not sure where yours stands, call us and we will look at it.
What weather does sealer need to cure?
Warm, dry pavement, plain and simple. Sealer is water based, and it cures by the water evaporating out. That takes pavement well above freezing, decent daytime temperatures, and no rain for a day or so after application. It also needs mild overnight lows, because a hard cold night can stop the cure. That is why our season runs roughly June through September. Mountain mornings stay cold late into spring and come back early in fall, so the window is real and we work inside it. If a job gets rained out, we reschedule. Rushing sealer in marginal weather gives you a coating that tracks, scuffs, and fails early, and nobody wins there.
What sealer do you use?
We apply OverKote, an asphalt-based sealer we have used for years because it holds up in mountain conditions. It goes down dark, bonds well to weathered asphalt, and handles the sand and plow traffic our lots see every winter better than the bargain products. There is no magic coating that shrugs off a Tahoe winter, so we do not claim one. What matters as much as the brand is the prep. We clean the surface, treat oil spots, and handle cracks before the sealer goes down, because sealer over a dirty or cracked surface fails no matter whose name is on the drum. How long before I can drive on fresh sealcoat?
Plan on staying off it for at least 24 hours with vehicles, and longer is better. Foot traffic can usually resume sooner once the surface is dry to the touch, but tires are harder on a young coating than shoes are. Cure time depends on sun, temperature, and humidity, so a shaded north-facing driveway needs more patience than a lot baking in full sun. Power steering is the big one to watch. Turning the wheel while parked on fresh sealer will scuff it, even days later, so ease through turns for the first week. We will give you specific timing for your job before we start, based on the weather that week.
My asphalt is brand new. Should I seal it right away?
No, not right away. New asphalt needs time to cure and let its surface oils work out, usually a minimum of 90 days and often a full season. Seal it too soon and the coating will not bond right. Up here, the practical answer for pavement placed in summer is often to let it go through its first winter and seal the following season. That first year of sun and weather opens the surface up so the sealer can grab. We do not install asphalt ourselves, we maintain it, so we have no reason to talk you into anything early. When your new pavement is ready, that first seal coat is the one that pays off the most.
Why does sealer wear faster in Truckee than down the hill?
Three reasons, and they stack. First, UV. At 5,500 to 7,000 feet the sun is stronger, and UV is what oxidizes and grays out asphalt and coatings alike. Second, abrasion. Every winter your pavement gets scraped by plow blades and ground by traction sand, which works like sandpaper under tires all season. Third, water and freeze-thaw. Moisture gets everywhere during the melt, and the nightly freeze pries at every weak spot. A seal coat in the valley faces sun and traffic. Ours face sun, traffic, steel, grit, and ice. That is why reseal cycles run shorter here and why skipping maintenance costs more here than it does most places.
Is sealcoating actually worth it, or is it just cosmetic?
It does both jobs, but the protection is the point. Asphalt is rock held together by an oil binder, and sun and water attack that binder from day one. Once the binder oxidizes, the surface ravels, cracks spread, and the fix stops being maintenance and starts being replacement. Sealcoating slows all of that down for a fraction of what new pavement costs. The black finish is a nice side effect. What it will not do is fix structural problems. If your pavement is badly alligatored or has soft spots, sealer is paint over a problem, and we will tell you so. On sound pavement, a regular seal and crack program is the best money you can spend on asphalt.
Crack sealing & freeze-thaw
Why is crack sealing such a big deal in the mountains?
Because of what water does here. A crack in the valley lets water in and it mostly drains away. A crack in Truckee lets water in, and that night the water freezes and expands about 9 percent. That expansion wedges the crack wider. Next day more water gets in, next night it freezes again. Multiply that by dozens of freeze-thaw cycles every fall and spring, and a hairline crack becomes a gap, then a pothole, then a failed section. Sealing cracks before winter shuts that cycle down at the entry point. It is the single highest-value piece of pavement maintenance at this elevation, more important than the sealcoat itself if you have to pick one.
What is hot rubberized crack sealing?
It is a rubberized asphalt compound heated in a kettle to several hundred degrees, then applied into cleaned cracks, where it bonds to the crack walls and cools into a flexible seal. The key word is flexible. Pavement up here moves constantly, expanding in the afternoon sun and contracting on cold nights, and cracks open and close with it. A rigid filler cracks loose the first winter. Hot rubber stretches and compresses with that movement and keeps water out through the cycles. We clean the cracks first so the material bonds to sound edges, because material poured into a dirty crack peels out. It is the industry standard for a reason, especially in freeze-thaw country.
Why hot rubber instead of cold pour filler from the hardware store?
Cold pour products have their place, but a Tahoe winter is not it. Bottled fillers cure by drying, stay somewhat brittle, and mostly sit on top of the crack rather than bonding deep into it. One season of plows and freeze-thaw and much of it is gone. Hot applied rubber goes in at high temperature, flows into the crack, bonds to the walls, and stays elastic in the cold. It moves with the pavement instead of fighting it. If you enjoy redoing your driveway cracks every summer, cold pour will keep you busy. If you want the crack sealed for years, hot rubber is the tool. It requires a kettle and experience, which is where we come in.
When is the best time of year to seal cracks?
During the warm season, before the pavement heads into winter, which for us means June through September. Summer is when cracks are at their narrowest, because the pavement is expanded in the heat. Material placed then gets compressed rather than stretched when winter opens the cracks up, which is easier on the seal. Just as important, the cracks are dry. You cannot bond hot rubber into a wet crack. The worst plan is noticing cracks in October and figuring you will deal with them in spring, because that sends open cracks into the freeze-thaw season unprotected. If fall is coming and you have open cracks, call us and we will look at it while there is still time.
Will the cracks come back after you seal them?
Some will, and anyone who tells you otherwise is selling. A crack is a plane of weakness in the pavement, and the pavement keeps moving through every season. The seal keeps water out, which is the actual job, but the pavement can still flex and reopen at that line, or crack somewhere new nearby. That is normal. The right way to think about crack sealing is as ongoing maintenance, like touching up caulk on a house. Each pass keeps water out of the base, and a dry base is what keeps pavement alive. Lots and driveways on a regular program stay ahead of it. The ones that skip years are the ones that end up with pothole and patching bills.
What size cracks can you seal?
The sweet spot for hot rubber is roughly a quarter inch up to about an inch wide. Hairline cracks tighter than that generally get covered adequately by the sealcoat itself. Cracks wider than an inch, or areas where cracks have multiplied into a connected web, are past what crack sealant alone should handle and may need patching before any sealing makes sense. Depth matters too. A deep crack may get backer material first so the sealant sits at the right thickness. Every pavement is different, and the honest answer depends on what we see on the ground. What is alligator cracking and can you fix it?
Alligator cracking is that web of interconnected cracks that looks like reptile skin. It matters because it is not a surface problem. It means the base under the asphalt has failed, usually from water getting down there and freeze-thaw churning it, or from loads the pavement was never built for. Crack sealant and sealcoat cannot fix a failed base. Coating over alligatored pavement makes it black for a season and that is all. The real fix is cutting out the failed area and rebuilding it, which is paving work, and we do not do paving. What we can do is protect the sound pavement around it and give you a straight assessment of what is maintainable and what is not.
Should cracks be sealed before sealcoating?
Yes, always, and in that order. Sealcoat is a thin surface coating. It will flow over a hairline crack, but it cannot bridge anything you can slide a card into, and it has no flexibility to survive the crack moving underneath it. Sealing the cracks with hot rubber first closes the water entry points, then the sealcoat protects the broad surface. Done together, the two treatments cover each other's weaknesses. Done backward, or with the cracks skipped, water keeps pumping into the base under a nice black surface, and you find out in spring what went on all winter. When we quote a sealcoat job, crack work is part of the conversation from the start.
A few new cracks showed up over the winter. Is that a failure?
No, that is Truckee. Pavement up here lives through hundreds of expansion and contraction cycles a year, plus frost movement in the ground under it, and some new cracking every winter is simply what asphalt does at this elevation. It is not a sign the earlier work failed, and it is not a reason to panic. It is a reason to stay on a routine. Properties that get their new cracks sealed each season keep water out of the base year after year, and their pavement ages slowly. Properties that let a few small cracks ride for three or four winters end up with wide gaps and edge damage. Walk your pavement each spring after the melt. What you find, we can seal.
Striping & ADA
How often does parking lot striping need to be redone?
In this climate, most lots need restriping every year or two, and busy lots often need it every season. That is faster than the valley, and winter is the reason. Plow blades scrape the paint, traction sand grinds it under tires all winter, and spring cleanup sweeps away whatever is left loose. Any lot that gets sealcoated also needs full restriping, since the sealer covers everything. Faded striping is not just cosmetic. Drivers lose the layout, parking gets sloppy, and accessible stalls that are no longer clearly marked can become a compliance problem. If your lines are gray ghosts by July, it is time.
Can you restripe my existing layout, or do you do new layouts too?
Both. If your current layout works, we can stripe right over the ghost lines and match what you have. If the lot has problems, tight stalls, dead corners, bad circulation, or accessible spaces that do not meet current requirements, a restripe after sealcoating is the cheapest moment you will ever have to fix the layout, because the old lines are gone and we are painting on a blank surface. We lay out new configurations with proper stall dimensions, drive aisle widths, and ADA spaces where they belong. Bring us the problems you have noticed with the lot and we will sort out what the paint can solve.
What does ADA require for my parking lot?
The basics: a set number of accessible stalls based on your total count, starting at one accessible space for the first 25 stalls, with at least one van accessible stall that has a wider access aisle. Stalls need proper markings, striped-off access aisles, and signage, and they must sit on an accessible route to the entrance on ground that is close to level. California adds its own requirements on top of the federal rules, and private lawsuits over noncompliant lots are common in this state. We stripe to current standards and can flag obvious problems, but we are painters, not code consultants. For a full compliance review, a CASp inspection is the right tool.
How soon can cars park on fresh striping?
Traffic paint dries fast in good conditions, usually within an hour, and often quicker on hot pavement in summer sun. We do not reopen an area until the paint is dry enough that tires will not track it, and we cone off fresh work. Cool mornings, shade, and humidity stretch the dry time, which is one more reason striping happens inside the summer window up here. For most jobs, the lot is fully usable the same day. If we are striping over fresh sealcoat, the sealer cure controls the schedule, not the paint, and we will lay out the timing for you before we start so you can plan around it.
What kind of paint holds up to plows and sand?
Honest answer, no paint truly holds up to a steel plow blade running over it all winter. What we use is quality traffic paint applied at the right thickness on clean, dry pavement, which is what gives paint its best shot. The bigger factors are outside the bucket. Lots plowed with rubber-edged blades keep striping far longer than lots scraped with bare steel, and heavy sanding grinds paint off no matter the brand. That is why mountain lots run a shorter restripe cycle than paint might last elsewhere. We would rather tell you that up front than promise a miracle coating that does not exist. Budget for regular restriping and the lot always looks right.
Do you restripe after sealcoating, and do I have to?
Yes and yes. Sealcoat covers everything, including every line, stall, arrow, and legend in the lot. Restriping is not optional afterward, it is part of the job, and we handle both so the layout goes back exactly where it should, or better if the old layout needed fixing. We reference the existing layout before it disappears under the sealer. The upside is that striping over fresh sealcoat looks sharper and bonds better than paint over worn, oxidized pavement, so you get the best-looking version of your lot right after the full treatment. When you get a sealcoat quote from us, striping is included in the plan from the start.
Can you paint curbs, fire lanes, and stencils?
We handle the full range of pavement markings. Red curbs and fire lane striping with lettering, accessible stall symbols and blue markings, arrows, stop bars, crosswalks, loading zones, visitor and reserved stencils, and numbered stalls for HOAs and condo complexes. Fire lane marking matters more than people think, because your local fire authority can require it and cite the property when it fades away. If your complex has stall numbers, we repaint them in sequence as part of a restripe. Whatever markings your lot carries now, or should carry, we can put down. Walk the lot, make a list, and send it over with your request.
Mountain & winter realities
Why do snow plows tear up my pavement?
A plow is a steel blade scraping your pavement dozens of times a winter, sometimes daily. On smooth, sound asphalt it mostly just wears the surface. But any raised edge gives the blade something to catch. A crack lip, a patch edge, a heave from frost, or a chunk already loosened by freeze-thaw. The blade catches it and rips, and now there is a gouge that holds water, and the freeze-thaw cycle goes to work on it. Plow damage and freeze-thaw feed each other all winter. The best defense is going into winter with a smooth, sealed surface and no open cracks, and having your plow operator run a rubber edge where possible.
Does ice melt or salt damage asphalt?
Common deicers do not dissolve asphalt the way they attack concrete, but they are not harmless either. Deicers work by making water melt and refreeze at lower temperatures, which means more freeze-thaw cycles happening in and around your pavement, and freeze-thaw is the real destroyer up here. Meltwater from treated ice finds every crack. Some aggressive chemical deicers can also degrade the asphalt binder over time. The practical advice is simple. Use the minimum that gets the job done, keep cracks sealed so the brine has nowhere to go, and make sure meltwater can drain away instead of pooling and refreezing. A sealed surface handles winter chemicals far better than a porous, cracked one.
How exactly does freeze-thaw destroy pavement?
Water expands about 9 percent when it freezes, and it does not ask permission. Water sitting in a crack freezes overnight and wedges the crack wider. Water that soaks into the base freezes into ice lenses that heave the pavement upward, then leave voids when they melt. Traffic pounds the unsupported pavement down into those voids, and that is how potholes are born. In Truckee we get freeze-thaw cycling for months on both shoulders of winter, sometimes a full cycle in a single day. Every pass does a little more damage. That is why the whole maintenance program here, sealcoating, crack sealing, and drainage, is really one job. Keep water out of the pavement before the cold gets hold of it.
Will sealcoating protect my lot from plow damage?
Partly, and we will not oversell it. Sealcoat is a thin coating, and a steel blade will scrape some of it off no matter what, especially on high spots. What sealing does is keep the pavement itself sound, so the plow has fewer edges to catch. Most serious plow gouges start at a defect. A crack lip, a raveled spot, a patch edge. Sealed, smooth pavement gives the blade nothing to bite. So think of it this way. The sealer takes sacrificial wear so the asphalt does not, and the crack sealing prevents the defects that plows turn into holes. Expect some touch-up wear each spring on plowed surfaces. That is the coating doing its job.
Why does everyone keep talking about drainage?
Because water that leaves your pavement cannot freeze in it. Every pavement problem at this elevation traces back to water. Freeze-thaw cracking, frost heave, base failure, ice sheets that plows then chew through. If your lot or driveway has spots where water ponds, those spots will fail first, every time. Meltwater running off a snowbank across your pavement all spring, then freezing every night, is a demolition crew. Watch your pavement during the melt. Where does the water sit? Where do the ice patches form daily? Those are next year's repairs. Sealing and crack work protect the surface, but if grading or drainage is sending water where it should not go, tell us and we will factor it into what we recommend.
Does the sun really damage pavement more at high elevation?
It does. UV exposure increases with elevation, so pavement at 6,500 feet takes measurably more UV than pavement at sea level. UV breaks down the asphalt binder, the oil that holds the rock together. You can see it happen. Fresh asphalt is black and flexible, old asphalt is gray and brittle. Gray pavement ravels, cracks, and crumbles because the glue is cooked out of it. Add our thin, clear mountain air and long summer days and the effect is real, not sales talk. Sealcoat acts as sunscreen for the binder. It takes the UV hit and oxidizes so the asphalt underneath does not. That is a big part of why reseal cycles run shorter up here.
Is there anything I can do in winter to protect my asphalt?
The pavement work itself has to happen in summer, but winter habits matter. Have your plow operator use a rubber or polyurethane blade edge if possible, and set the blade so it is not scraping bare steel on asphalt. Do not let plows stack snow where the melt will drain across your pavement all spring. Go easy on deicer and use the minimum needed. Keep drains and culverts clear so meltwater moves. If a pothole opens midwinter, keep it from growing with cold patch until we can address the area properly in season. And note where ice forms and water ponds, because that map tells us exactly where your pavement needs help come June.
Part of my driveway stays shaded and holds snow. Does that change anything?
It changes a few things. Shaded, north-facing pavement holds snow and ice weeks longer, which means more freeze-thaw cycles and more moisture time than the sunny sections get. Those areas usually show damage first, so they deserve the most attention on crack sealing. Shade also matters on job day. Sealer and paint cure with warmth and sun, so a shaded section needs more cure time, and on some jobs we plan the work sequence around where the sun is. A driveway under heavy tree cover also collects needles and debris that hold moisture against the surface, so keeping it swept helps. Every property up here has its microclimates. We plan the work around yours.
My pavement heaved up in a spot over winter. What happened?
That is frost heave. Water collected in the base under the asphalt, froze into an ice lens, and lifted the pavement above it. Sometimes the spot settles back down after the melt, sometimes it does not, and either way the pavement got flexed and often cracked in the process. Heaves are also prime targets for plow blades, which catch the raised edge and tear it. The underlying cause is water getting into the base, through open cracks, from poor drainage, or from a snowbank melting into that spot all spring. We can seal the cracking and cut off the water entry from the top. If the heave is severe or recurring, the base itself needs work. Call us and we will look at it.
Scheduling, access & what to expect
When is your working season?
Roughly June through September, sometimes stretching a bit either direction if the weather cooperates. It is not an arbitrary window. Sealer and crack sealant need warm pavement, mild nights, and dry conditions to bond and cure, and Truckee simply does not offer that reliably outside those months. Snow has been known to fall here in every month of the year, so even in season we watch forecasts and shuffle the schedule around storms. The short season is the biggest scheduling reality of pavement work in the mountains. Everyone's asphalt needs attention in the same handful of weeks, which is why we tell people to get on the schedule early rather than calling in late August.
How far ahead should I book?
Earlier than you think. The season is short, and every property in Truckee and North Lake Tahoe needs its pavement work done in the same few months, so the calendar fills. Calling in spring for summer work is smart. Calling in late August for work that must happen before winter puts you in a line that may not clear before the weather turns. HOAs and commercial properties with board approvals or bid processes should start those conversations in winter or early spring so decisions are made before the season opens. We reply to inquiries within one business day, so reaching out early costs you nothing. If it is already late in the season, call anyway and we will see what we can do.
What should I expect on the day of the job?
Vehicles need to be off the work area before we arrive, so plan parking elsewhere that day. We start with prep, which is most of the job. Sweeping and blowing off the surface, cleaning out cracks, treating oil spots. Then crack sealing, then sealer application, then striping if the job includes it. You will smell the sealer, which is normal and fades as it cures. We barricade or cone the work area, and it stays closed to traffic until cured, typically at least 24 hours for vehicles. Sprinklers near the pavement should be off the night before and the night after. We will go over the specifics for your property before the crew shows up.
What happens if it rains on my scheduled day?
We reschedule, and we would rather eat the delay than apply sealer in bad conditions. Sealer needs dry pavement and dry hours after application to cure. Rain on fresh sealer can wash it out or leave a weak, streaky coating that fails early, and mountain thunderstorms in July and August are a fact of life. We watch forecasts closely and will contact you if the day looks wrong. Sometimes that means a same-week slide, sometimes longer in a busy stretch, and we know that is inconvenient. A rushed job in marginal weather costs you more than a delayed one, every time. When your new date comes, everything proceeds as planned.
How long will my driveway or lot be out of service?
For most residential driveways, one working day plus cure time, so figure on parking on the street for a night or two. Vehicles should stay off fresh sealer for at least 24 hours, longer if the weather runs cool or the pavement is shaded. Crack sealing alone is faster, and those areas can usually take traffic the same day once the material cools. Commercial lots are commonly done in phases so part of the lot stays open throughout, which stretches the total schedule but keeps your business running. The honest variable is weather. Warm sunny days cure fast, cool cloudy ones do not. We will give you realistic timing for your specific job before we start.
How do I get an estimate?

Bigger commercial and HOA projects usually get a site visit so we can measure and see the pavement condition firsthand. Tell us what is bothering you about the pavement. Some pavement is not ready to need us yet, and we will tell you that too when it is true.
Do you work on the Nevada side of the lake?
We are licensed in both states, California contractor license 510637 and Nevada license 29573 with an A-8 classification, so we can legally work on either side of the state line. Our home base has been Truckee since 1965, and our service area covers Truckee and the North Lake Tahoe communities. If your property is at the north end of the lake, whichever side of the line it sits on, we can probably help. Properties farther out are case by case depending on the season and the schedule, so call us and we will look at it. Dual licensing matters more than people realize, since the lake sits right on the border and plenty of owners have property in both states.
Driveways vs. commercial lots & HOAs
Do you do residential driveways, or just big commercial lots?
Both, and we always have. Driveways are a big part of our work in Truckee and North Lake Tahoe, and mountain driveways honestly need maintenance more than most commercial lots do. They are often steep, shaded, plowed hard all winter, and bordered by trees whose roots push up through the asphalt. The process is the same as a commercial job, cleaning, hot rubber crack sealing, OverKote sealer, just scaled down, and a typical driveway is a one-day job plus cure time. No driveway is too small to call about. Small jobs get grouped efficiently on the schedule, which is one more reason to book early rather than late in the season.
How is commercial work different from residential?
The materials and methods are the same. The difference is logistics and stakes. A commercial lot has tenants, customers, deliveries, and trash service that all need somewhere to go while sections are closed, so jobs get phased and coordinated with notices, cones, and barricades. Striping, ADA compliance, and fire lane markings come into play, which residential jobs rarely involve. There is usually a property manager or board in the loop, and sometimes a bid process, so lead times run longer. Commercial pavement also carries heavier loads, garbage trucks and delivery trucks, which show up in the wear patterns. We have handled both kinds of work for decades and can walk you through what your property needs.
Can you do my lot in sections so my business stays open?
Yes, that is standard practice for occupied commercial properties. We split the lot into phases, seal and cure one section while traffic uses the rest, then rotate. It takes coordination, clear barricading, and a plan for where cars, deliveries, and dumpster access go during each phase, and it stretches the total schedule by a few days compared to closing the whole lot. But most businesses cannot just shut down, and they should not have to. Early morning starts help, and some lots work well with the least-used sections done first. Bring us your operating hours and pinch points and we will build a phasing plan around them. This is the part of commercial work where experience shows.
We are an HOA. How does scheduling work with residents?
Communication is most of the battle. Residents need to know which areas close on which days, where to park in the meantime, and when they can drive on the new surface. We work with your board or management company on a phasing plan and a schedule that can go out in notices ahead of time. Guest parking, trash pickup days, and mail access all get factored in. Complexes with numbered or assigned stalls get those repainted as part of restriping. The projects that go smoothly are the ones where notices went out early and the plan had some slack for weather. What should our HOA budget for pavement maintenance long term?
We do not quote numbers sight unseen, but the structure is predictable. A sound maintenance cycle up here looks like crack sealing attention nearly every year, since new cracks appear after every winter, and full sealcoat with restriping every 2 to 4 years depending on plow wear and traffic. Reserve studies should treat pavement as a recurring line item, not a someday project. The math favors maintenance heavily. Keeping water out of the base for a couple of decades costs a small fraction of reconstructing failed asphalt, and reconstruction is paving work at paving prices. Do you install new asphalt or do paving?
No. We are a pavement maintenance company, and we have stayed in that lane since 1965. Sealcoating, hot rubberized crack sealing, and striping is what we do. We do not install new asphalt, do overlays, or do structural repair work. That is worth knowing when you get our assessment, because we have no incentive to tell you your pavement is past saving. If it is maintainable, maintenance is our business and we will say so. If sections have truly failed and need a paving contractor, we will say that too, and protect the parts that are still sound. Plenty of properties need both kinds of work over the years. We just make sure the maintainable years last as long as possible.
I rent out my Tahoe house. How do I time the work around guests?
Give us your booking calendar gaps and we will work with them. The job itself usually takes one day, but the driveway needs to stay free of vehicles for at least 24 hours after sealing, so the clean window you want is about two to three days with no guest cars arriving. Midweek gaps between weekend rentals often work well. Keep in mind the season constraint, June through September, which overlaps with peak rental season, so the earlier in spring you flag your open windows, the better the odds we can hit one. If the driveway only needs crack work, that is a shorter closure and easier to slot in. Call us with your dates and we will figure it out.
