Working in Northstar

Local pavement,
local knowledge.

Northstar California’s residential neighborhoods wrap the resort from the village up through the gated ridgelines — steep association roads, big paver-edged driveways, and serious plow traffic five months a year. The Northstar Property Owners Association is on our client list.

Resort-area pavement earns its maintenance: shuttle buses, delivery trucks, and chained tires all season. We work Northstar on scheduled association rounds and take individual homeowner jobs alongside them.

What we do in Northstar

Three services.
Built for this elevation.

Asphalt Sealcoating

OverKote sealer, proven in this climate for 30+ years. The layer that takes the plow-and-sun beating instead of your asphalt.

Crack Sealing

Routed, cleaned, and pressure-filled with hot rubberized sealant, so freeze-thaw can’t turn hairlines into potholes.

Striping

Lots, ADA layout, courts, and trails — crisp lines that stand up to snow-removal season.

Getting to Northstar from the yard

Northstar is south of Truckee on Highway 267, before the climb to Brockway Summit. The resort side and the residential side sit off the same corridor, so a day up there usually covers both.

What Northstar pavement is up against

This is higher ground, and the season shortens accordingly. Snow arrives earlier in the fall and lingers later in the spring, which compresses the window for anything that has to cure. The realistic plan at this elevation is to schedule early in the season rather than counting on a late one.

Resort pavement is its own animal. Village and day lots that fill and empty in surges, service and employee areas that see the heaviest equipment, and residential drives around the perimeter. Lot striping matters more here than almost anywhere, because volume days depend on the layout working.

Questions we get from Northstar

What should I be looking for on my Northstar pavement each spring?

Walk it after the melt. Look for cracks you can slide a card into, spots where cracks have connected into a web, areas that pond water, and edges that are crumbling. Those four things tell us most of what we need to know.

Do you do the striping too, or just the sealcoating?

Both, and they belong together. Sealcoat covers every line in a lot, so restriping is part of the job rather than an add-on. It is also the cheapest moment to fix a layout that was not working.
