Hot rubberized crack sealing in Northstar.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

A crack is a funnel. Water runs in, freezes overnight, expands about nine percent, and levers the crack wider. The next day more water fits, and the cycle repeats through both shoulders of winter. Sealing the crack shuts the funnel before the base underneath gets wet.

Up in the 6,300s, plow traffic and snow load are heavier than they are down in town, and it shows in the wear pattern. Sealcoat gets scraped off travel lanes faster, edges take more abuse, and any raised crack lip becomes a target for the blade. Pavement at this elevation earns its life from crack sealing more than from its last coat.

How the job runs

Sequence matters against the calendar too. Cracks sit at their narrowest in summer heat, so material placed then gets compressed rather than stretched when winter opens things back up. That is easier on the seal and it lasts longer for it.

Northstar pavement specifically

Resort pavement is its own animal. Village and day lots that fill and empty in surges, service and employee areas that see the heaviest equipment, and residential drives around the perimeter. Lot striping matters more here than almost anywhere, because volume days depend on the layout working.

We work Northstar on scheduled association rounds and take individual homeowner jobs alongside them. Resort-area pavement earns its maintenance: shuttle buses, delivery trucks, and chained tires all season.

The crack pass is the piece that has to happen before winter. Everything else on a property can wait a season. Open cracks going into the snow cannot.

Do I need anything done before the crack sealing?

Not much on your end. We clean each crack out first — blowing debris and loose material from inside it — and let any moisture dry before the hot rubberized sealant goes in. If the surrounding surface is badly raveled we’ll flag that, but the crack work itself needs little prep from you.
