Prosser sits north of Truckee off Highway 89, in the country around Prosser Creek Reservoir. It is residential, spread out, and far enough from the freeway that the roads feel rural even though downtown is a few minutes away.

Driveways out here run long and often unshaded, which cuts both ways. More sun on the surface means faster oxidation, but it also means pavement that dries out quickly in spring and takes a seal coat well once the season opens.

Getting to Prosser from the yard

Prosser is a short run north out of Truckee on Highway 89, then onto the residential roads around the reservoir. Close enough to the yard that a driveway here is an easy add to a day already working in town.

What Prosser pavement is up against

At roughly 5,800 feet, this pavement runs through the full mountain freeze-thaw cycle every winter. Pavement here dries out earlier in the spring than the ridge communities do, which usually means the working season opens a few weeks sooner. That does not make it mild. It still cycles through freezing and thawing constantly on both shoulders of winter, and that cycling is what opens cracks.

This is driveway work almost entirely, plus the shared access roads that serve the properties strung along the creek. Long approaches are the norm, and long approaches mean crack sealing is usually the bigger line item rather than the coating itself.

Access shapes the schedule as much as the weather does. Vehicles have to be off the surface during the work and through the cure, so driveways get timed around when people are actually home and shared pavement gets phased so nobody is stranded. Both, and they belong together. Sealcoat covers every line in a lot, so restriping is part of the job rather than an add-on. It is also the cheapest moment to fix a layout that was not working.
