Parking lot sealcoating in Prosser.

Close enough to the yard that a driveway here is an easy add to a day already working in town. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.

At roughly 5,800 feet, this pavement runs through the full mountain freeze-thaw cycle every winter. It is still mountain pavement. Nights drop below freezing well into spring and start again early in fall, so anything that lets water in during those stretches gets punished the same way it does up top.

How the job runs

We work to the weather rather than against it. Sealer needs warm dry pavement going down and dry hours behind it, so a job gets moved rather than forced when a storm builds. A rushed application in marginal conditions costs an owner more than the delay ever did.

Prosser pavement specifically

This is driveway work almost entirely, plus the shared access roads that serve the properties strung along the creek. Long approaches are the norm, and long approaches mean crack sealing is usually the bigger line item rather than the coating itself.

Prosser sits north of Truckee off Highway 89, in the country around Prosser Creek Reservoir.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.

Prosser sits at roughly 5,800 feet, and the pavement around it behaves accordingly. More on the area on our Prosser service area page. We work the same corridor through Truckee, Glenshire, Tahoe Donner, Sierra Meadows, and the pavement guides go deeper on the physics if you want it.

Questions

Do I need anything done before the parking lot sealcoating?

Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.

How long is my pavement out of service?

For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.

What if the weather turns on my scheduled day?

We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
