What the work involves

Red curb, lane striping, and lettering to whatever your fire authority requires. Fire lanes that have faded out are the kind of thing that gets cited on an inspection, and up here they fade fast under plows and snow.

Why it matters at this elevation

Striping is the guidance system of a property, and when it fades the property stops working the way it was laid out. Once the paint fades the markings stop doing their job — lines blur, layouts get ambiguous, and anything meant to guide or restrict traffic stops being clear. It is one of the cheapest line items in maintenance and one of the most visible.

Above 6,250 feet the winter is longer and the equipment working the pavement is busier. More plow passes mean more surface wear and more chances for a blade to catch an edge. Going into the season with a smooth surface and closed cracks is what separates pavement that holds up here from pavement that does not.

How the job runs

Most areas are back in service the same day, since traffic paint sets fast in summer conditions. Fresh work gets coned off until it will not track. When striping follows a sealcoat it is the sealer cure that sets the schedule, not the paint.

Northstar pavement specifically

Resort pavement is its own animal. Village and day lots that fill and empty in surges, service and employee areas that see the heaviest equipment, and residential drives around the perimeter. Lot striping matters more here than almost anywhere, because volume days depend on the layout working.

The Northstar Property Owners Association is on our client list. Resort-area pavement earns its maintenance: shuttle buses, delivery trucks, and chained tires all season.

The resort side and the residential side sit off the same corridor, so a day up there usually covers both.

Striping is the last step in the sequence. If the surface is due for sealing, the lines go on after that rather than before, so they are not buried a season later.
