INCLINE VILLAGE · SINCE 1965

Hot rubberized crack sealing in Incline Village.

Incline Village is east on Highway 28 past Crystal Bay, the far end of our regular territory and a genuine drive from the yard. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Hot rubberized sealant stays flexible, which is the whole reason it works here. Pavement expands in the afternoon sun and contracts on cold nights, so cracks open and close constantly. A rigid filler breaks its bond the first hard winter. Flexible sealant moves with the pavement and keeps holding.

Up in the 6,300s, plow traffic and snow load are heavier than they are down in town, and it shows in the wear pattern. Sealcoat gets scraped off travel lanes faster, edges take more abuse, and any raised crack lip becomes a target for the blade. Pavement at this elevation earns its life from crack sealing more than from its last coat.

How the job runs

Sequence matters against the calendar too. Cracks sit at their narrowest in summer heat, so material placed then gets compressed rather than stretched when winter opens things back up. That is easier on the seal and it lasts longer for it.

Incline Village pavement specifically

Incline is a full community in its own right: district facilities, commercial lots, and a large residential network stepping up the hillside. Being licensed in Nevada under 29573 is what lets us work here at all, and most Incline projects get planned rather than squeezed in.

HOA road networks, commercial lots, and single driveways all schedule on our regular Incline rounds. The Incline Village General Improvement District and Tyrolian Village HOA are both on our client list.

Cracks here get treated as the priority item rather than the add-on, because the water they let in is what takes pavement apart at this elevation.

Incline Village sits at roughly 6,350 feet, and the pavement around it behaves accordingly. More on the area on our Incline Village service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.

Questions

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Do you do crack sealing in Incline Village?

Yes. Incline Village is inside our regular service area out of Truckee, and crack sealing is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.

Is there a minimum job size?

No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
