KINGS BEACH · SINCE 1965

Hot rubberized crack sealing in Kings Beach.

Kings Beach is over Brockway Summit on Highway 267, then down to the shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Cracks widen on a schedule set by weather, not by traffic. Water in, freeze, expand, thaw, more water in. That loop runs for months on both sides of winter up here. Hot rubber interrupts it at the entry point, which is the only place it can be interrupted cheaply.

Around 6,200 feet the pavement carries snow cover for a long stretch and then spends spring cycling through melt and refreeze. That cycle, more than the cold itself, is what widens cracks and softens the base. Getting the surface tight before the snow arrives is worth more than anything done after it leaves.

How the job runs

Not every crack is worth sealing and we will say which. Hairlines get handled by a sealcoat. Openings from about a quarter inch to an inch are the sweet spot. Anything spread into a connected web is telling you about the base, and that is a different conversation.

Kings Beach pavement specifically

Kings Beach is the working town on the north shore. Commercial lots for restaurants, motels, and shops along the Highway 28 frontage, plus dense residential streets behind them. Lots that stay open through a Tahoe summer get phased so the businesses keep parking.

Lake-effect snow hits the north shore hard, and commercial lots here get plowed constantly. We handle both sides of Kings Beach work: commercial sealcoat-and-stripe packages timed around business hours, and the residential driveways in the blocks above the highway.

Cracks here get treated as the priority item rather than the add-on, because the water they let in is what takes pavement apart at this elevation.

Kings Beach sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Kings Beach service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.

Questions

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Do I need anything done before the crack sealing?

Not much on your end. We clean each crack out first — blowing debris and loose material from inside it — and let any moisture dry before the hot rubberized sealant goes in. If the surrounding surface is badly raveled we’ll flag that, but the crack work itself needs little prep from you.

What if the weather turns on my scheduled day?

We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
