Hot rubberized crack sealing in Kingvale.

Kingvale is a straight run west from Truckee on Interstate 80, down the west side of the summit. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Filling cracks is not cosmetic work. The asphalt is only the wearing surface. The load is carried by the compacted base underneath, and that base fails when it gets wet and freezes. Cracks are how it gets wet, which makes sealing them structural work in everything but name.

In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.

How the job runs

Not every crack is worth sealing and we will say which. Hairlines get handled by a sealcoat. Openings from about a quarter inch to an inch are the sweet spot. Anything spread into a connected web is telling you about the base, and that is a different conversation.

Kingvale pavement specifically

Cabin drives, small commercial and lodging pavement, and access roads. Snow load is the dominant factor, so pavement here earns its life from tight cracks going into winter more than from anything applied on top.

Kingvale sits west of Donner Summit along Interstate 80, a small community on the west slope with cabins, small commercial pavement, and freeway-adjacent access.

The crack pass is the piece that has to happen before winter. Everything else on a property can wait a season. Open cracks going into the snow cannot.

Kingvale sits at roughly 6,000 feet, and the pavement around it behaves accordingly. More on the area on our Kingvale service area page. We work the same corridor through Soda Springs, Norden, Cisco Grove, Donner Lake, and the pavement guides go deeper on the physics if you want it.

Questions

How do you price crack sealing?

By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. We reply to requests within one business day and go from there.

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Is there a minimum job size?

No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
