Hot rubberized crack sealing in Martis Camp.

Martis Camp is off Highway 267 in Martis Valley, an easy run from the yard and a bit lower than the ridge communities above it. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Cracks widen on a schedule set by weather, not by traffic. Water in, freeze, expand, thaw, more water in. That loop runs for months on both sides of winter up here. Hot rubber interrupts it at the entry point, which is the only place it can be interrupted cheaply.

In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.

How the job runs

The kettle work looks simple and the preparation is where the job is won. A crack full of pine needles, old failed filler, or moisture will not hold a bond no matter how good the rubber is. Clean and dry first, then hot material, then let it set.

Martis Camp pavement specifically

The pavement here is newer than most of what we maintain, and it is held to a standard. Long private drives, association roadways, and amenity lots where finish quality is part of the point. Newer asphalt is exactly the pavement that pays the most from staying on a maintenance cycle instead of waiting for problems.

Estate driveways here are long, architect-designed, and expected to look flawless — which makes disciplined maintenance cheaper than any repair. Martis Camp is the Truckee area’s premier gated community, and the Martis Camp Community Association is a Sutton Co.

The crack pass is the piece that has to happen before winter. Everything else on a property can wait a season. Open cracks going into the snow cannot.

Questions

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

How often should this be repeated in Martis Camp?

Crack work is close to annual up here because every winter opens something new. Surface and striping work runs on a cycle measured in a few years, shorter on plowed and heavily used pavement.

Do you handle the whole job or subcontract it?

Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
