TAHOE VISTA · SINCE 1965
Hot rubberized crack sealing in Tahoe Vista.
Tahoe Vista is a few minutes west of Kings Beach on Highway 28, reached the same way, over Brockway Summit on 267 and then along the shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.
What the work involves
Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.
Why it matters at this elevation
Hot rubberized sealant stays flexible, which is the whole reason it works here. Pavement expands in the afternoon sun and contracts on cold nights, so cracks open and close constantly. A rigid filler breaks its bond the first hard winter. Flexible sealant moves with the pavement and keeps holding.
At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.
How the job runs
Cracks get blown out with compressed air first so the sealant meets clean dry walls instead of dirt. Material goes in hot, flows down into the opening, and cools into a flexible seal. Wide or deep openings may take backer material so the sealant sits at the right depth.
Tahoe Vista pavement specifically
Quiet shore commercial, lodging, and the steep residential streets that climb away from the water. Those uphill streets and drives are the ones that suffer, because meltwater runs down them all spring and refreezes across the pavement every night.
We route north-shore jobs together, so scheduling alongside a neighbor keeps costs down. Most of our Tahoe Vista work is residential: sealcoating and crack sealing driveways that take a plow berm all winter.
Sealing cracks on this pavement is the cheapest work available and the work that buys the most time. It is also the easiest thing to keep putting off.
Tahoe Vista sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Tahoe Vista service area page. We work the same corridor through Agate Bay, Alpine Meadows, Alpine Peaks, and the pavement guides go deeper on the physics if you want it.
Questions
Do you do crack sealing in Tahoe Vista?
Yes. Tahoe Vista is inside our regular service area out of Truckee, and crack sealing is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.
Do I need anything done before the crack sealing?
Not much on your end. We clean each crack out first — blowing debris and loose material from inside it — and let any moisture dry before the hot rubberized sealant goes in. If the surrounding surface is badly raveled we’ll flag that, but the crack work itself needs little prep from you.
Can I see what needs doing before committing?
Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
