What the work involves

Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

At roughly 5,500 feet, this sits toward the lower end of our range, with a slightly longer season than the high country around the lake. Pavement here dries out earlier in the spring than the ridge communities do, which usually means the working season opens a few weeks sooner. That does not make it mild. It still cycles through freezing and thawing constantly on both shoulders of winter, and that cycling is what opens cracks.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Hirschdale pavement specifically

Small residential and light commercial pavement. Modest scale and an early season make this the kind of place that gets scheduled at the front of the year rather than squeezed in at the end.

The canyon runs lower and warmer than Truckee proper, so the snow leaves sooner and the pavement dries earlier. Hirschdale is a small community in the Truckee River canyon east of town, down along the Interstate 80 corridor toward the state line.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
