What the work involves

Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.

Why it matters at this elevation

Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.

At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.

How the job runs

The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.

Tahoe City pavement specifically

Commercial lots that carry real summer traffic, public and district facilities, and the residential streets above town. Anywhere volume and turnover are this high, striping wears faster than the surface does and usually needs its own schedule.

Residential work runs from downtown cottages to the larger properties off Highway 89.

Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

Do I need anything done before the driveway sealcoating?

Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.

Is there a minimum job size?

No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
