Crack Sealing vs. Crack Filling: What the Difference Means at 6,000 Feet

Hot rubberized crack sealing versus cold crack filling, why flexibility matters in Tahoe freeze-thaw country, and which cracks each method fits.

Two Names, Two Different Jobs

The industry uses these terms loosely, but they mean different things. Crack sealing uses hot-applied rubberized material designed to stay flexible. It bonds to the crack walls and stretches as the pavement moves. Crack filling uses less flexible material, often applied cold, to plug a crack that is not expected to move much.

That distinction matters everywhere. At Tahoe elevation it matters enormously, because our cracks move. A crack in Truckee pavement can open and close daily with temperature swings and seasonally with frost. A rigid filler in a moving crack breaks its bond the first cold snap and starts leaking water again. You paid for a repair and got a delay.

Why Hot Rubberized Material Wins in the Mountains

Hot rubberized sealant goes down at several hundred degrees, flows into the crack, and bonds to clean, dry crack walls. Once cooled it behaves like a rubber gasket. When winter pulls the crack open, the sealant stretches. When summer heat pushes it closed, the sealant compresses. The seal holds through the cycles instead of fighting them.

This is why we run hot rubberized crack sealing as a core service. In a climate with this many freeze-thaw cycles, flexible sealant is not an upgrade. It is the minimum standard for a repair that lasts more than one winter.

Preparation Is Half the Job

Sealant is only as good as the surface it bonds to. Cracks have to be cleaned of dirt, vegetation, and old failed filler, and they have to be dry. Hot material hitting moisture can bubble and fail to bond. This is one reason crack work at elevation waits for the pavement to dry out after snowmelt.

Watch how a crew prepares before they apply. Blowing out cracks with compressed air, routing where appropriate, and working dry pavement are signs of a job done right. Material squeegeed over a dirty wet crack is a job you will be paying for again next year.

Which Cracks Get Which Treatment

Single working cracks, the long ones that run across a lot or road, are the classic crack sealing candidates. Tight hairline checking is often better handled by sealcoat. Alligatored areas, where cracks form an interconnected mat, are past the point where any crack treatment helps. That pavement has a base problem and needs repair, not sealant.

Can you crack seal in cold weather?

Hot-applied sealant tolerates cooler days better than sealcoat does, but cracks must be dry and clean. Early fall work before snow is common and smart at Tahoe.

Should cracks be sealed before sealcoating?

Always. Sealcoat is a thin surface coating and cannot bridge open cracks. Cracks first, sealcoat second, striping last.
