What the work involves
Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.
Why it matters for HOAs & Road Associations
Association pavement is a shared asset with a board, a budget cycle, and residents who notice. The road network is usually the biggest physical thing the association owns.
If hoas & road associations can only fund one thing in a season, it should be crack sealing. Water in the base is what ends pavement, and cracks are how water gets there.
How the job runs
Sequence matters against the calendar too. Cracks sit at their narrowest in summer heat, so material placed then gets compressed rather than stretched when winter opens things back up. That is easier on the seal and it lasts longer for it.
Boards do best with a written multi-year plan: crack sealing across the whole network annually, surface work rotating through zones so no single year carries the entire cost.
Why it matters at this elevation
Crack sealing is the cheapest insurance in mountain pavement maintenance. The damage that finishes pavement off happens in the base, under the asphalt, and the base gets wet through cracks. Closing them with flexible hot rubber keeps the water out through a season of freezing and thawing.
What a job usually looks like
A typical association season starts with a walk of the whole network, segment by segment, grading what is sound, what is declining, and what is past surface treatment. That map becomes the multi-year plan, and the plan is what survives board turnover.
Most association work gets phased by zone so the budget stays level year to year and no stretch of road waits a decade for attention. Homeowner notices go out ahead of each phase so nobody is surprised by a closed road.

What if the weather turns on my scheduled day?
We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
Do you handle the whole job or subcontract it?
Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
