What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.

Elevation in this range shortens the season on both ends. Snow shows up before the fall work window really closes, and it hangs on well past the point the calendar calls spring. Anything requiring cure time belongs in the middle of summer at this height.

How the job runs

A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

Alpine Meadows pavement specifically

A narrow valley with a ski area at the head of it and residential pavement along the way. One road in means access matters, so work here gets sequenced to keep the corridor open rather than closing it.

Alpine Meadows shares its ski area with Palisades but keeps its own valley — a quiet road of cabins and homes dead-ending at the lifts. Late-opening season here — the valley floor holds snow — so we book Alpine work into midsummer.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
