What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

Above 6,250 feet the winter is longer and the equipment working the pavement is busier. More plow passes mean more surface wear and more chances for a blade to catch an edge. Going into the season with a smooth surface and closed cracks is what separates pavement that holds up here from pavement that does not.

How the job runs

A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

Pavement on a grade lives differently. Plows work harder, meltwater always has somewhere to run, and edges take the beating. Driveways and access roads up here earn their keep from tight cracks and good drainage far more than from a fresh surface.
