What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.

This elevation sits in the middle of our range. Snow clears later than it does in town and earlier than it does on the summit, and the practical result is a working window measured in weeks rather than months. Booking ahead matters more here than most owners expect the first year.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Crystal Bay pavement specifically

Casino and lodging lots on the Nevada side of the line, plus the residential streets behind them. We are licensed in Nevada as well as California, so pavement that straddles the state line is a scheduling question rather than a legal one.

Commercial lots get sealcoat-and-stripe packages; hillside driveways get the same freeze-thaw protection we run on the California side.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
