KINGVALE · SINCE 1965
Parking lot sealcoating in Kingvale.
Kingvale is a straight run west from Truckee on Interstate 80, down the west side of the summit. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.
At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.
Kingvale pavement specifically
Cabin drives, small commercial and lodging pavement, and access roads. Snow load is the dominant factor, so pavement here earns its life from tight cracks going into winter more than from anything applied on top.
The west slope catches heavy snow and holds it, but the elevation here is lower than the summit proper, so the melt comes earlier and the working window opens sooner than it does up at Norden. Kingvale sits west of Donner Summit along Interstate 80, a small community on the west slope with cabins, small commercial pavement, and freeway-adjacent access.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
Kingvale sits at roughly 6,000 feet, and the pavement around it behaves accordingly. More on the area on our Kingvale service area page. We work the same corridor through Donner Lake, and the pavement guides go deeper on the physics if you want it.
Questions
Do I need anything done before the parking lot sealcoating?
Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.
Are you licensed for work in Kingvale?
Yes. We hold California license 510637 and Nevada license 29573, classification A-8, which covers both sides of the state line around the north end of the lake.
What makes mountain pavement work different?
The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.
