Parking lot sealcoating in Lake Forest.
Lake Forest is a short run east of Tahoe City on the lake road, reached on the same trip as Dollar Point and the north shore bays. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
Around 6,200 feet the pavement carries snow cover for a long stretch and then spends spring cycling through melt and refreeze. That cycle, more than the cold itself, is what widens cracks and softens the base. Getting the surface tight before the snow arrives is worth more than anything done after it leaves.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Lake Forest pavement specifically
A mix of residential drives, small commercial lots, and marina access pavement. Mixed-use stretches like this often combine a striping job and a driveway on the same visit.
Being close to Tahoe City means this pavement sees more traffic than a purely residential pocket would, and the commercial frontage here works through the whole summer season.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.
Lake Forest sits at roughly 6,250 feet, and the pavement around it behaves accordingly. More on the area on our Lake Forest service area page. We work the same corridor through Tahoe City, Dollar Point, Tahoe Park, Carnelian Bay, and the pavement guides go deeper on the physics if you want it.
Questions
How long is my pavement out of service?
For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.
When can parking lot sealcoating actually be done in Lake Forest?
Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.
What makes mountain pavement work different?
The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.
