SUNNYSIDE · SINCE 1965
Parking lot sealcoating in Sunnyside.
Sunnyside is reached down Highway 89 from Tahoe City, which from our yard means either south on 89 through the river canyon or over Highway 267 and around the north shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
This elevation sits in the middle of our range. Snow clears later than it does in town and earlier than it does on the summit, and the practical result is a working window measured in weeks rather than months. Booking ahead matters more here than most owners expect the first year.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Sunnyside pavement specifically
Lodging and restaurant lots along the highway, plus residential drives on the streets above. Commercial pavement here works hardest in summer, which is exactly when it has to be sealed, so phasing keeps businesses open.
Sunnyside sits on the West Shore a couple of miles south of Tahoe City along Highway 89, a strip of lakefront lodging, restaurants, and residential streets climbing away from the water. Heavy tree cover holds moisture on the surface long after the rest of the basin has dried, which slows curing and keeps organic debris on the asphalt.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
Sunnyside sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Sunnyside service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.
Questions
Will parking lot sealcoating fix pavement that is already breaking up?
No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.
How do you price parking lot sealcoating?
By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. Call us and we go from there.
Is there a minimum job size?
No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
