TAHOE DONNER · SINCE 1965
Parking lot sealcoating in Tahoe Donner.
Tahoe Donner sits on the ridge above town, up Northwoods Boulevard from downtown Truckee. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.
At nearly 6,800 feet and up, winter is the default condition and summer is the exception. Pavement spends a large share of the year buried, then spends spring cycling through melt and hard overnight freezes. Crack sealing before the snow is the single most valuable thing that happens to asphalt up here.
How the job runs
The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.
Tahoe Donner pavement specifically
This is driveway country at scale, thousands of them, plus association amenity lots and the private road network that ties it together. Driveways here tend to be long, sloped, and plowed hard, so crack work usually leads and sealcoat follows on a rotation.
With about 6,500 properties it’s one of the largest homeowners associations in the country, and the Tahoe Donner HOA is a longtime Sutton Co. client. Sealcoat schedules here run on the earlier side of the season window.
A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
Tahoe Donner sits at roughly 6,750 feet, and the pavement around it behaves accordingly. More on the area on our Tahoe Donner service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.
Questions
How often should this be repeated in Tahoe Donner?
Crack work is close to annual up here because every winter opens something new. Surface and striping work runs on a cycle measured in a few years, shorter on plowed and heavily used pavement.
Will parking lot sealcoating fix pavement that is already breaking up?
No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.
Is there a minimum job size?
No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
