TAHOE VISTA · SINCE 1965
Parking lot sealcoating in Tahoe Vista.
Tahoe Vista is a few minutes west of Kings Beach on Highway 28, reached the same way, over Brockway Summit on 267 and then along the shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.
This elevation sits in the middle of our range. Snow clears later than it does in town and earlier than it does on the summit, and the practical result is a working window measured in weeks rather than months. Booking ahead matters more here than most owners expect the first year.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.
Tahoe Vista pavement specifically
Quiet shore commercial, lodging, and the steep residential streets that climb away from the water. Those uphill streets and drives are the ones that suffer, because meltwater runs down them all spring and refreezes across the pavement every night.
Tahoe Vista runs up the hillside from the lake between Kings Beach and Carnelian Bay — vacation homes and rentals on short, steep streets that ice over fast when the sun drops behind the ridge.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
Tahoe Vista sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Tahoe Vista service area page. We work the same corridor through Agate Bay, Alpine Meadows, Alpine Peaks, and the pavement guides go deeper on the physics if you want it.
Questions
Are you licensed for work in Tahoe Vista?
Yes. We hold California license 510637 and Nevada license 29573, classification A-8, which covers both sides of the state line around the north end of the lake.
Do you do parking lot sealcoating in Tahoe Vista?
Yes. Tahoe Vista is inside our regular service area out of Truckee, and parking lot sealcoating is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.
Do you handle the whole job or subcontract it?
Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
