What the work involves

Layout, stalls, arrows, and legends, painted to hold up against plow blades and traction sand. Striping over fresh sealcoat is also the cheapest moment there will ever be to fix a layout that was not working.

Why it matters at this elevation

Layout accuracy is most of the job. Correct stall dimensions, proper aisle widths, and markings placed where they are supposed to be matter more than the brand of paint. Getting that right on fresh sealcoat, while the old lines are gone, is the easiest it will ever be.

This elevation sits in the middle of our range. Snow clears later than it does in town and earlier than it does on the summit, and the practical result is a working window measured in weeks rather than months. Booking ahead matters more here than most owners expect the first year.

How the job runs

Layout comes before paint. We reference the existing configuration before it disappears, confirm stall dimensions and aisle widths, and place accessible spaces where they belong rather than where they happened to be. Then lines go down on clean dry pavement.

Carnelian Bay pavement specifically

Marina and lakefront business pavement, small commercial frontage, and the residential drives set back in the pines. Shaded pavement under heavy tree cover holds moisture and pine litter well past the melt, which is a slower cure and a different maintenance conversation than a sunny lot.

Carnelian Bay is the quieter middle of the north shore — older cabins, newer lakeview builds, and Highway 28 frontage lots serving the marina traffic. Driveway work batches with Tahoe Vista and Tahoe City jobs; commercial lots get scheduled around the short summer crowds.

Markings here have to survive plow blades and months under snow, so the restripe cycle runs shorter than an owner would expect from a lot down the hill.
