What the work involves
Layout, stalls, arrows, and legends, painted to hold up against plow blades and traction sand. Striping over fresh sealcoat is also the cheapest moment there will ever be to fix a layout that was not working.
Why it matters at this elevation
Striping is the guidance system of a property, and when it fades the property stops working the way it was laid out. Stalls get ambiguous, accessible spaces stop reading as accessible, and marked lanes stop being enforceable. It is one of the cheapest line items in maintenance and one of the most visible.
At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.
How the job runs
Layout comes before paint. We reference the existing configuration before it disappears, confirm stall dimensions and aisle widths, and place accessible spaces where they belong rather than where they happened to be. Then lines go down on clean dry pavement.
Donner Lake pavement specifically
The lake ring is short, steep driveways and tight lakefront access, a lot of it built decades ago. Grades that severe shed water toward the pavement rather than away from it, so drainage and crack sealing carry more weight here than a fresh coat of black does.
The Donner Lake Property Owners Association is on our client list. The cabins and homes ringing Donner Lake come with some of the steepest, shadiest driveways in the area — short approaches dropping off South Shore Drive and Donner Pass Road that see plow berms all winter.
Markings here have to survive plow blades and months under snow, so the restripe cycle runs shorter than an owner would expect from a lot down the hill.
