What the work involves

Layout, stalls, arrows, and legends, painted to hold up against plow blades and traction sand. Striping over fresh sealcoat is also the cheapest moment there will ever be to fix a layout that was not working.

Why it matters at this elevation

Layout accuracy is most of the job. Correct stall dimensions, proper aisle widths, and markings placed where they are supposed to be matter more than the brand of paint. Getting that right on fresh sealcoat, while the old lines are gone, is the easiest it will ever be.

At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.

How the job runs

Layout comes before paint. We reference the existing configuration before it disappears, confirm stall dimensions and aisle widths, and place accessible spaces where they belong rather than where they happened to be. Then lines go down on clean dry pavement.

Tahoe Vista pavement specifically

Quiet shore commercial, lodging, and the steep residential streets that climb away from the water. Those uphill streets and drives are the ones that suffer, because meltwater runs down them all spring and refreezes across the pavement every night.

Tahoe Vista runs up the hillside from the lake between Kings Beach and Carnelian Bay — vacation homes and rentals on short, steep streets that ice over fast when the sun drops behind the ridge.

Striping is the last step in the sequence. If the surface is due for sealing, the lines go on after that rather than before, so they are not buried a season later.
