Frost Heave: Why Your Pavement Lifts and Settles Every Year

Sections of pavement lift up in winter, sometimes several inches, and settle back down or stay uneven after thaw.

What frost heave is

Water expands when it freezes. When there is water in the soil below your pavement and the frost line reaches it, that soil swells and pushes everything above it upward. Do that across an entire road and you get humps, tilted panels, and cracks opening at the crown of each lift.

The severe form is ice lensing. Fine-grained soils like silt and clay pull additional water up toward the freezing front by capillary action. Instead of just the water already there, more keeps arriving and freezing into layers of clear ice. Those lenses can lift pavement dramatically, and when they melt they leave a void.

Heave rarely happens evenly. One section lifts, the section beside it does not, and the pavement has to bend across the difference. That bending is what cracks it.

Why it is a mountain problem

Three ingredients are needed. Frost-susceptible soil, a water source, and freezing temperatures that reach down into the subgrade. Our area supplies all three generously. Frost penetrates deep here, snowmelt keeps the ground charged with water for months, and a lot of local soil is exactly the material that lenses.

Spring thaw is the destructive half. Everything that lifted comes back down, but not evenly and not to where it started. The soil is saturated and weak. That is why April and May traffic does more damage per axle than August traffic does.

Thaw follows the sun. South-facing and open areas soften first while shaded ground stays frozen, so the same road can be heaved at one end and soft at the other in the same week.

This is not something sealer or crack filler fixes

We will be straight with you. Frost heave is a subgrade and drainage problem. Nothing applied to the top of the pavement changes what the soil is doing three feet down. Sealer does not stop it. Crack sealant does not stop it. Anyone who tells you otherwise is guessing or selling.

Real solutions live below the pavement. Better subsurface drainage, removing and replacing frost-susceptible soil with clean free-draining material, adding underdrains, and correcting whatever is feeding water into that area. Some of it is grading work. Some of it is paving work. None of it is maintenance work.

People ask whether a thicker sealcoat helps. It does not. A coating measured in fractions of a millimeter has no bearing on forces that can lift loaded pavement several inches.

What maintenance still does for you

Here is the useful part. Heave opens cracks, and open cracks let more water into the soil that is already causing the problem. Sealing those cracks with hot rubberized sealant reduces the amount of new water reaching the subgrade. It does not cure the heave. It slows the feedback loop.

On an HOA road with recurring heave in the same spots, the practical program is usually drainage correction by a civil or paving contractor for the bad areas, plus ongoing crack sealing and sealcoating everywhere else. Load restrictions during thaw are worth considering on a private road. Keeping heavy trucks off a saturated road for a few weeks in spring prevents damage that no maintenance product can undo.

Quick answers

Will the heaved area go back flat on its own?

Partly, usually. Most heave relaxes after thaw, but rarely all the way. Each cycle tends to leave a little permanent distortion, and the cracks that opened during the lift do not close back up.

Is frost heave the same as a pothole?

No. Heave is vertical movement of the whole pavement section from below. A pothole is loss of material from the surface down. They are related, because heave cracks the pavement and those cracks eventually become potholes.

Does an insulating layer under the pavement help?

It can, and rigid insulation board is used in cold-climate road design. That is a design and construction decision made by an engineer and a paving contractor, not something that can be added to existing pavement from the top.
