Private and association road sealcoating in Alpine Peaks.

Alpine Peaks is south of Truckee on Highway 89 and then up the Alpine Meadows road, past the valley floor. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

Up at the top of the range pavement spends more of the year covered than exposed. That sounds protective and is not. Snowmelt keeps the base saturated for weeks, and the surface cycles through freezing and thawing every clear day of the shoulder seasons.

How the job runs

A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

Alpine Peaks pavement specifically

Residential drives and the access roads that serve them. Single-corridor access means the work gets staged to keep the road usable rather than closing it, which is a scheduling question worth raising early.

Pavement here is worked hard for months and then asked to look presentable in July.

Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

Alpine Peaks sits at roughly 6,600 feet, and the pavement around it behaves accordingly. More on the area on our Alpine Peaks service area page. We work the same corridor through Truckee, and the pavement guides go deeper on the physics if you want it.

Questions

When can private road sealcoating actually be done in Alpine Peaks?

Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.

How do you price private road sealcoating?

By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. Call us and we go from there.

Can I see what needs doing before committing?

Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
