CARNELIAN BAY · SINCE 1965

Private and association road sealcoating in Carnelian Bay.

Carnelian Bay sits between Tahoe Vista and Tahoe City on Highway 28, an easy shoreline run once you are down off the summit. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

Around 6,200 feet the pavement carries snow cover for a long stretch and then spends spring cycling through melt and refreeze. That cycle, more than the cold itself, is what widens cracks and softens the base. Getting the surface tight before the snow arrives is worth more than anything done after it leaves.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Carnelian Bay pavement specifically

Marina and lakefront business pavement, small commercial frontage, and the residential drives set back in the pines. Shaded pavement under heavy tree cover holds moisture and pine litter well past the melt, which is a slower cure and a different maintenance conversation than a sunny lot.

Its shaded side streets hold snow long after the shoreline clears.

Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

Carnelian Bay sits at roughly 6,236 feet, and the pavement around it behaves accordingly. More on the area on our Carnelian Bay service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.

Questions

Are you licensed for work in Carnelian Bay?

Yes. We hold California license 510637 and Nevada license 29573, classification A-8, which covers both sides of the state line around the north end of the lake.

How do you price private road sealcoating?

By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. Call us and we go from there.

Do you work with property managers and boards?

Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
