What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.
This is among the lower ground we work, and elevation buys a little grace. Snow leaves sooner, the base dries sooner, and jobs here are often the first ones on the calendar in early summer. The tradeoff is that a longer stretch of days near the freezing line means more freeze and thaw cycles, and every one of them works on whatever is already open.
How the job runs
We work to the weather rather than against it. Sealer needs warm dry pavement going down and dry hours behind it, so a job gets moved rather than forced when a storm builds. A rushed application in marginal conditions costs an owner more than the delay ever did.
Floriston pavement specifically
Small residential and light commercial pavement. Modest scale, and the season here runs long enough that work can be scheduled at either end of summer rather than squeezed into the middle.
Floriston is a small community in the Truckee River canyon east of town along Interstate 80, the lowest elevation on our regular list and the last stop before the state line. Lower elevation means less snow, an earlier thaw, and the longest working season of anywhere we serve, which sometimes makes Floriston the first pavement of the year.
A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.

Questions
Do I need anything done before the private road sealcoating?
Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.
When can private road sealcoating actually be done in Floriston?
Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.
Can I see what needs doing before committing?
Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
