What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.

Up in the 6,300s, plow traffic and snow load are heavier than they are down in town, and it shows in the wear pattern. Sealcoat gets scraped off travel lanes faster, edges take more abuse, and any raised crack lip becomes a target for the blade. Pavement at this elevation earns its life from crack sealing more than from its last coat.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Incline Village pavement specifically

Incline is a full community in its own right: district facilities, commercial lots, and a large residential network stepping up the hillside. Being licensed in Nevada under 29573 is what lets us work here at all, and most Incline projects get planned rather than squeezed in.

Dual licensing means Incline property owners get the same crew and materials we run in Truckee, with the Nevada paperwork handled. The Incline Village General Improvement District and Tyrolian Village HOA are both on our client list.

Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
