JUNIPER MOUNTAIN · SINCE 1965
Private and association road sealcoating in Juniper Mountain.
Juniper Mountain is a short run from the yard out into the higher ground around Truckee, close enough that access is rarely the constraint. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.
In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Juniper Mountain pavement specifically
Sloped residential driveways and the shared roads serving them. On grades like these the crack pass matters more than the coating, because a crack on a slope is a channel rather than a puddle.
Water does not sit on a slope, it runs, and running water finds every crack on its way down. Hillside pavement has a shorter honest life than flat pavement unless it is looked after.
A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
Juniper Mountain sits at roughly 6,200 feet, and the pavement around it behaves accordingly. More on the area on our Juniper Mountain service area page. We work the same corridor through Truckee, Glenshire, Tahoe Donner, Prosser, and the pavement guides go deeper on the physics if you want it.
Questions
Do I need anything done before the private road sealcoating?
Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.
How long is my pavement out of service?
For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.
What if the weather turns on my scheduled day?
We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
