KINGS BEACH · SINCE 1965
Private and association road sealcoating in Kings Beach.
Kings Beach is over Brockway Summit on Highway 267, then down to the shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.
At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.
How the job runs
We work to the weather rather than against it. Sealer needs warm dry pavement going down and dry hours behind it, so a job gets moved rather than forced when a storm builds. A rushed application in marginal conditions costs an owner more than the delay ever did.
Kings Beach pavement specifically
Kings Beach is the working town on the north shore. Commercial lots for restaurants, motels, and shops along the Highway 28 frontage, plus dense residential streets behind them. Lots that stay open through a Tahoe summer get phased so the businesses keep parking.
Kings Beach is the north shore’s busiest commercial stretch — Highway 28 storefront parking, motel lots, and the neighborhood grid climbing from lake level. We handle both sides of Kings Beach work: commercial sealcoat-and-stripe packages timed around business hours, and the residential driveways in the blocks above the highway.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.
Kings Beach sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Kings Beach service area page. We work the same corridor through Agate Bay, Alpine Meadows, Alpine Peaks, and the pavement guides go deeper on the physics if you want it.
Questions
How do you price private road sealcoating?
By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. We reply to requests within one business day and go from there.
When can private road sealcoating actually be done in Kings Beach?
Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.
Do you handle the whole job or subcontract it?
Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
