What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

At roughly 4,700 feet, this is some of the lowest ground we work — a longer season, an earlier start, and a lighter snow load than the higher communities. It is still mountain pavement. Nights drop below freezing well into spring and start again early in fall, so anything that lets water in during those stretches gets punished the same way it does up top.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Mogul pavement specifically

Residential driveways and shared access pavement. The long season here means work can be scheduled at either end of summer rather than competing for the narrow mountain window.

Down here the winter is a different animal from the one at Donner Summit. Mogul is a residential community on the Nevada side just east of Verdi along the Interstate 80 corridor, the lowest elevation anywhere in our service area.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.

Questions

How long is my pavement out of service?

For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.

How do you price private road sealcoating?

By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. Call us and we go from there.

What if the weather turns on my scheduled day?

We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
