RUBICON BAY · SINCE 1965
Private and association road sealcoating in Rubicon Bay.
Rubicon Bay is at the far southern reach of our West Shore run down Highway 89. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
The reason sealing pays here is the freeze line. Pavement at this elevation crosses freezing and thawing constantly through the shoulder seasons, and every crossing works on whatever water the pavement is holding. Keeping water on the surface instead of inside the asphalt is most of the battle.
In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Rubicon Bay pavement specifically
Residential drives and shared access pavement in heavy timber. Grouping several properties on the same visit is what makes work at this distance practical for everyone.
Rubicon Bay is the southern end of the West Shore territory we cover, a residential stretch along Highway 89 in timber above the lake.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.
Rubicon Bay sits at roughly 6,250 feet, and the pavement around it behaves accordingly. More on the area on our Rubicon Bay service area page. We work the same corridor through Meeks Bay, Tahoma, Homewood, Sunnyside, and the pavement guides go deeper on the physics if you want it.
Questions
Are you licensed for work in Rubicon Bay?
Yes. We hold California license 510637 and Nevada license 29573, classification A-8, which covers both sides of the state line around the north end of the lake.
How long is my pavement out of service?
For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.
What makes mountain pavement work different?
The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.
