SERENE LAKES · SINCE 1965
Private and association road sealcoating in Serene Lakes.
Serene Lakes is west of Truckee on Interstate 80, up over the summit and in past Soda Springs. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
Elevation this high changes the math on everything. The base holds moisture from snowmelt long after the surface looks dry, which pushes the start of the season later than most owners expect. Anyone planning summit work should be talking to us in spring, not looking for a slot in August.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Serene Lakes pavement specifically
Cabin drives and shared access roads make up nearly all of it. At this elevation the honest priority is crack work before the snow rather than a coating that has to cure in a window that barely opens.
Serene Lakes sits up on Donner Summit near Soda Springs, a cabin community built around the lakes at close to 6,900 feet.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
Serene Lakes sits at roughly 6,900 feet, and the pavement around it behaves accordingly. More on the area on our Serene Lakes service area page. We work the same corridor through Soda Springs, Norden, Kingvale, Donner Lake, and the pavement guides go deeper on the physics if you want it.
Questions
When can private road sealcoating actually be done in Serene Lakes?
Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.
How long is my pavement out of service?
For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.
Do you work with property managers and boards?
Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
