What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.
This is the top of our range, and the pavement lives the hardest life of anything we maintain. Snow arrives sooner, sits deeper, and leaves later than it does anywhere lower on the list. The window for sealer is genuinely narrow, so work at this elevation gets booked early and scheduled tight.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Soda Springs pavement specifically
Summit country pavement: small commercial, lodging, and cabin drives that spend a large share of the year under snow. The working window up here is the shortest we deal with, so anything scheduled at this elevation gets booked early rather than fit in late.
The Donner Summit Public Utility District is on our client list. Soda Springs sits on Donner Summit — one of the snowiest inhabited places in the lower 48, with 400-plus inch winters.
A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
