TAHOE CITY · SINCE 1965
Private and association road sealcoating in Tahoe City.
From the yard it is either south on 89 along the river or over 267 and around, and either way it is the busiest pavement on the north shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.
At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Tahoe City pavement specifically
Commercial lots that carry real summer traffic, public and district facilities, and the residential streets above town. Anywhere volume and turnover are this high, striping wears faster than the surface does and usually needs its own schedule.
The Tahoe City Public Utility District is on our client list. Residential work runs from downtown cottages to the larger properties off Highway 89.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.
Tahoe City sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Tahoe City service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.
Questions
Do I need anything done before the private road sealcoating?
Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.
When can private road sealcoating actually be done in Tahoe City?
Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.
Is there a minimum job size?
No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
