What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.

Up in the 6,300s, plow traffic and snow load are heavier than they are down in town, and it shows in the wear pattern. Sealcoat gets scraped off travel lanes faster, edges take more abuse, and any raised crack lip becomes a target for the blade. Pavement at this elevation earns its life from crack sealing more than from its last coat.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Tahoe Swiss Village pavement specifically

Driveways and a shared road network, mostly under tree cover. Shade slows the drying and drops needles, so prep here takes longer than it does on an open lot and the schedule accounts for it.

The individual driveways are manageable, but the access road serving everybody is the piece that carries the traffic and takes the plow. Tahoe Swiss Village is a residential pocket on the north shore side, tucked into the pines off the lake road with its own small road network.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
