TYROLIAN VILLAGE · SINCE 1965
Private and association road sealcoating in Tyrolian Village.
Tyrolian Village is east on Highway 28 past Crystal Bay into Nevada, then up the hill above Incline. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
Elevation this high changes the math on everything. The base holds moisture from snowmelt long after the surface looks dry, which pushes the start of the season later than most owners expect. Anyone planning summit work should be talking to us in spring, not looking for a slot in August.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.
Tyrolian Village pavement specifically
Residential drives and association road pavement. We carry Nevada license 29573 alongside the California one, which is what makes work on this side of the line straightforward rather than complicated.
Elevation and grade both step up here relative to Incline proper, which means a longer snow season and driveways that work harder against the water coming off the slope above them. Tyrolian Village is a residential community above Incline Village on the Nevada side of the lake, set up the hill from the main village area.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
Tyrolian Village sits at roughly 6,600 feet, and the pavement around it behaves accordingly. More on the area on our Tyrolian Village service area page. We work the same corridor through Incline Village, Crystal Bay, Kings Beach, Brockway, and the pavement guides go deeper on the physics if you want it.
Questions
Are you licensed for work in Tyrolian Village?
Yes. We hold California license 510637 and Nevada license 29573, classification A-8, which covers both sides of the state line around the north end of the lake.
Do you do private road sealcoating in Tyrolian Village?
Yes. Tyrolian Village is inside our regular service area out of Truckee, and private road sealcoating is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.
Can I see what needs doing before committing?
Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
