What the work involves

Accessible stalls, striped access aisles, and the signage that goes with them, laid out to current standards. California adds requirements on top of the federal rules, and faded accessible markings stop being compliant markings.

Why it matters for property managers

Pavement is one line on a long vendor list, but it is the line every owner sees on a site visit and every tenant complains about in spring.

Markings are how managed-property pavement communicates. When they fade, the layout stops working and the property starts looking unmanaged, which is the impression nobody is paying for.

How the job runs

On a resealed surface the striping goes onto fresh black, which is both the best looking and the best bonding version of the job. On existing pavement we work over the ghost lines. Either way the paint needs dry pavement and enough warmth to set before traffic returns.

Managers do best with scheduled inspections and scopes written plainly enough to put in front of an owner without translation.

Why it matters at this elevation

Fresh markings do practical work beyond looking sharp. They keep parking orderly so a lot holds the number of vehicles it was laid out for, they keep required lanes and stalls legible, and they signal that somebody is minding the property.

What a job usually looks like

Portfolio work usually runs as one seasonal schedule across several properties, with per-property notes an owner can read without translation. One call, one point of contact, documentation that supports the spend.

Most managed properties get an inspection pass first, so what needs doing this season is separated from what can be budgeted for next. That turns pavement from a surprise line item into a planned one.

What makes mountain pavement work different?

The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.

Do you handle the whole job or subcontract it?

Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
