What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters for property managers
Pavement is one line on a long vendor list, but it is the line every owner sees on a site visit and every tenant complains about in spring.
The reason property managers keep sealing on the calendar is that the alternative is not 'do nothing'. It is 'pay for repair later', and repair is a different order of expense.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.
Managers do best with scheduled inspections and scopes written plainly enough to put in front of an owner without translation.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
What a job usually looks like
Portfolio work usually runs as one seasonal schedule across several properties, with per-property notes an owner can read without translation. One call, one point of contact, documentation that supports the spend.

What if the weather turns on my scheduled day?
We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
Can I see what needs doing before committing?
Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
