Sealcoating and striping in Floriston, down the canyon, lowest of the run.
Asphalt sealcoating, crack sealing, and striping for Floriston driveways and lots, from the crew that has maintained Sierra pavement since 1965. (530) 587-4161
Floriston is a small community in the Truckee River canyon east of town along Interstate 80, the lowest elevation on our regular list and the last stop before the state line.
Being down in the canyon changes the math. Lower elevation means less snow, an earlier thaw, and the longest working season of anywhere we serve, which sometimes makes Floriston the first pavement of the year.
Getting to Floriston from the yard
Floriston is east of Truckee down the river canyon on Interstate 80. It is a real drive from the yard, but a simple one, and the canyon stays open when higher ground does not.
What Floriston pavement is up against
At roughly 5,300 feet, this sits toward the lower end of our range, with a slightly longer season than the high country around the lake. Pavement here dries out earlier in the spring than the ridge communities do, which usually means the working season opens a few weeks sooner. That does not make it mild. It still cycles through freezing and thawing constantly on both shoulders of winter, and that cycling is what opens cracks.
Small residential and light commercial pavement. Modest scale, and the season here runs long enough that work can be scheduled at either end of summer rather than squeezed into the middle.
Planning the work
The practical sequence rarely changes: cracks first, then the surface, then any striping. Sealing a surface while the cracks are still open leaves water a path underneath a new finish, which looks fine in September and does not look fine in May. We quote the pieces in the order they should happen.
Questions we get from Floriston
Can you look at my Floriston property before quoting?
That is how we prefer to do it. Pavement condition drives the whole scope, and a quote made without seeing the surface is a guess. We reply to requests within one business day and set up a walkthrough from there.
Will you tell me if my Floriston pavement is past saving?
We will, plainly. Sealcoat over failed pavement is a black cover on a real problem, and we do not sell that. We do not pave either, so we have no reason to talk anyone into work in either direction.
Do you handle association roads in Floriston?
Yes, and association work is a big part of what we do up here. Road networks get assessed segment by segment, sealed on a rotation, and crack sealed annually. Boards usually start those conversations in winter or early spring.
