Working in Kings Beach

Local pavement,
local knowledge.

Kings Beach is the north shore’s busiest commercial stretch — Highway 28 storefront parking, motel lots, and the neighborhood grid climbing from lake level. Lake-effect snow hits the north shore hard, and commercial lots here get plowed constantly.

We handle both sides of Kings Beach work: commercial sealcoat-and-stripe packages timed around business hours, and the residential driveways in the blocks above the highway. State line is minutes away, and we’re licensed on both sides of it.

What we do in Kings Beach

Three services.
Built for this elevation.

Asphalt Sealcoating

OverKote sealer, proven in this climate for 30+ years. The layer that takes the plow-and-sun beating instead of your asphalt.

Crack Sealing

Routed, cleaned, and pressure-filled with hot rubberized sealant, so freeze-thaw can’t turn hairlines into potholes.

Striping

Lots, ADA layout, courts, and trails — crisp lines that stand up to snow-removal season.

Getting to Kings Beach from the yard

Kings Beach is over Brockway Summit on Highway 267, then down to the shore. That summit is the reason a Kings Beach job and a Truckee job can be in different weather on the same morning.

What Kings Beach pavement is up against

In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.

Kings Beach is the working town on the north shore. Commercial lots for restaurants, motels, and shops along the Highway 28 frontage, plus dense residential streets behind them. Lots that stay open through a Tahoe summer get phased so the businesses keep parking.

Questions we get from Kings Beach

Can you schedule Kings Beach work around my tenants or guests?

Usually yes. Lots get phased so part of the property stays open, and driveways get timed to a gap between guests. Give us the constraints up front and we will build the schedule around them.

Does the snow removal in Kings Beach affect what my pavement needs?

It affects it more than most people realize. Plow blades wear the surface and catch on any raised edge, so pavement that goes into winter smooth and tight comes out in far better shape than pavement that goes in with open cracks.
