Verdi sits on the Nevada side of the state line along Interstate 80, down the Truckee River canyon east of Floriston and well below the elevations we work at the lake.
At roughly 4,900 feet the pavement story genuinely changes. Less snow load, an earlier thaw, and a working season that opens weeks before the summit does, which makes Verdi one of the first places we can get to each year.
Getting to Verdi from the yard
Verdi is east on Interstate 80 down the canyon from Truckee, across the state line. A straightforward drive that stays open when higher ground does not.
What Verdi pavement is up against
At roughly 4,900 feet, this is some of the lowest ground we work — a longer season, an earlier start, and a lighter snow load than the higher communities. Pavement here dries out earlier in the spring than the ridge communities do, which usually means the working season opens a few weeks sooner. That does not make it mild. It still cycles through freezing and thawing constantly on both shoulders of winter, and that cycling is what opens cracks.

Planning the work
The practical sequence rarely changes: cracks first, then the surface, then any striping. Sealing a surface while the cracks are still open leaves water a path underneath a new finish, which looks fine in September and does not look fine in May. We quote the pieces in the order they should happen.

Can you schedule Verdi work around my tenants or guests?
Usually yes. Lots get phased so part of the property stays open, and driveways get timed to a gap between guests. Give us the constraints up front and we will build the schedule around them.
What should I be looking for on my Verdi pavement each spring?
Walk it after the melt. Look for cracks you can slide a card into, spots where cracks have connected into a web, areas that pond water, and edges that are crumbling. Those four things tell us most of what we need to know.
Will you tell me if my Verdi pavement is past saving?
We will, plainly. Sealcoat over failed pavement is a black cover on a real problem, and we do not sell that. We do not pave either, so we have no reason to talk anyone into work in either direction.
