What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters for restaurants, retail & medical

Customers judge a business by its lot before they reach the door, and at Tahoe the busiest months for that lot are exactly the months the work has to happen in.

If restaurants, retail & medical can only fund one thing in a season, it should be crack sealing. Water in the base is what ends pavement, and cracks are how water gets there.

How the job runs

Cracks get blown out with compressed air first so the sealant meets clean dry walls instead of dirt. Material goes in hot, flows down into the opening, and cools into a flexible seal. Wide or deep openings may take backer material so the sealant sits at the right depth.

Small commercial does best with phased work that never closes the whole lot, timed around actual business hours rather than around our convenience.

Why it matters at this elevation

Hot rubberized sealant stays flexible, which is the whole reason it works here. Pavement expands in the afternoon sun and contracts on cold nights, so cracks open and close constantly. A rigid filler breaks its bond the first hard winter. Flexible sealant moves with the pavement and keeps holding.

What a job usually looks like

Small lots get done in phases, half at a time or on early-morning timing, so customers always have somewhere to park. The phasing plan gets agreed before the crew arrives rather than improvised on the day.

The usual package is crack sealing, surface treatment, then fresh markings, in that order. Restriping is also the moment to correct a layout that has never quite worked or an accessible stall that no longer meets code.

Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
