What the work involves
Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.
Why it matters for vacation rental owners
The driveway is in the listing photos and is the first thing a guest parks on. It is also unwatched for most of the year while a mountain winter works on it.

How the job runs
The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.
Rentals do best when the work is timed into a booking gap and coordinated remotely, with somebody local who can look at the property without the owner driving up.
Why it matters at this elevation
Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.
What a job usually looks like
A rental job is usually a single day of work plus cure time, slotted into a gap between guests. Owners who send booking-calendar gaps in spring get the dates that actually work rather than whatever is left in August.
Most rental properties need two things on a cycle: crack work whenever cracks appear, and surface treatment when the driveway grays out. We can assess, quote, and complete without the owner being on site.
