What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Cracks widen on a schedule set by weather, not by traffic. Water in, freeze, expand, thaw, more water in. That loop runs for months on both sides of winter up here. Hot rubber interrupts it at the entry point, which is the only place it can be interrupted cheaply.

This elevation sits in the middle of our range. Snow clears later than it does in town and earlier than it does on the summit, and the practical result is a working window measured in weeks rather than months. Booking ahead matters more here than most owners expect the first year.

How the job runs

Not every crack is worth sealing and we will say which. Hairlines get handled by a sealcoat. Openings from about a quarter inch to an inch are the sweet spot. Anything spread into a connected web is telling you about the base, and that is a different conversation.

Gray’s Crossing pavement specifically

Association roadways, amenity and clubhouse lots, cart paths, and the driveways behind them. Golf community pavement carries light vehicles over a lot of surface area, so sealing and crack work go further here than they do on a truck route.

Gray’s Crossing sits on the north side of Truckee off Highway 89, a planned community built around a golf course with its own road network and amenity areas. Communities like this one are exactly where maintenance pays best, because the pavement started sound.

The crack pass is the piece that has to happen before winter. Everything else on a property can wait a season. Open cracks going into the snow cannot.
